A blocked drain only gets worse. Waiting costs more.

Calling early usually means a quicker, cheaper fix.

  • Standing waste water can soak into floors, walls and foundations
  • Blockages build up until the pipe backs up or overflows
  • Small cracks let roots in and can lead to a collapsed pipe

No-dig drain repair

Repair the pipe. Keep your garden.

Most cracked or root-damaged drains don’t need digging up. We push a resin-soaked liner through the existing manhole, inflate it against the damage, and it sets into a new pipe wall inside the old one.

  • No trenches through patios, driveways or kitchen floors
  • Usually completed in a day, with drains back in use the same day
  • Seals cracks and joints so roots can’t grow back in
  • Before-and-after footage available on request for your records or insurer

FAQ

Questions we get asked

Can’t find your answer? Call us any time, day or night.

How much does an emergency drainage engineer cost?

Daytime rates start from £80 per hour plus VAT (£96 inc. VAT), Monday to Friday, 8am to 6pm. Evenings and Saturdays are £130/hr + VAT, nights and Sundays £180/hr + VAT, and bank holidays £240/hr + VAT. The first hour is charged in full, then 30-minute blocks. There’s no call-out fee. Use our price checker to see your exact rate.

Will I know the price before work starts?

Yes. We explain what needs doing and what it will cost first. Nothing goes ahead until you agree.

Do you offer emergency drainage services in London?

Yes. We’re available 24 hours a day, 365 days a year, for blocked drains, overflowing manholes, sewage backups and toilet overflows anywhere in London.

What areas of London do you cover?

All of London, for both homes and commercial properties, including Barnet, Camden, Chelsea, Westminster, Hampstead, Paddington, Soho, Knightsbridge, Kensington and Islington.

Who is responsible for a blocked drain?

In England, you’re usually responsible for drains that serve only your property and sit within your boundary. Shared pipes and those beyond your boundary are usually the water company’s responsibility. A CCTV survey can confirm where the problem is.

What is a no-dig drain repair?

It fixes a cracked or damaged drain from inside the pipe using a resin liner, so there’s no need to dig up gardens, driveways or floors.

Do you offer drain maintenance plans?

Yes. Our plans include regular inspections and preventative jetting to stop blockages before they happen. They suit landlords, agents and commercial kitchens.

Terms and Privacy

Version 1.2, September 2026. These terms apply to every job booked with Velox Emergency Drainage 24/7, whether online, on WhatsApp or by phone.

The key points

  • Rates depend on the time of day, and the higher rate applies if a job runs into a later time band (section 4).
  • The first hour is payable once we arrive, even if no work can be done, for example if the problem is the water company’s (section 4).
  • Payment is due in full when the work is finished (section 11).
  • Time spent freeing stuck equipment is charged, whatever the cause (section 6).
  • Jetting and rodding carry risks, including flooding through damaged pipes, which you accept by booking (section 7).

1. About us

Velox Emergency Drainage 24/7 is a trading name of Velox Maintenance 247 Ltd, a company registered in England and Wales (company number 16127457). Our registered office is 27 Longbridge Road, Barking IG11 8TN.

You can contact us by phone or WhatsApp on 07398 481416, or by email at info@veloxmaintenance.com. In these terms, “we”, “us” and “our” mean Velox Maintenance 247 Ltd. “You” means the person or business booking the work.

2. These terms

These terms, together with the price and details shown when you book and anything we agree with you in writing (including on WhatsApp), make up the contract between us. Please read them before booking. If anything in them is unclear, call us before you book.

Some terms apply differently depending on whether you are a consumer (booking for your own home, including as a tenant) or a business customer (including landlords, letting agents, property managers and other businesses). Where that matters, we say so.

3. Booking and when the contract starts

4. Our prices

Our hourly labour rates, plus VAT at the current rate (20%), are:

Time bandWhen it applies+ VATInc. VAT
DaytimeMonday to Friday, 8am to 6pm£80/hr£96/hr
Evening and SaturdayMonday to Friday 6pm to 10pm; Saturday 8am to 6pm£130/hr£156/hr
Night and SundayEvery day 10pm to 8am; Saturday after 6pm; all day Sunday£180/hr£216/hr
Bank holidayEngland and Wales bank holidays, and 24 December to 1 January£240/hr£288/hr

How we charge time

  • Minimum charge: the first hour is payable in full once our engineer arrives at your property. This applies even if no work is carried out, for example if we lift the manholes and find the problem is in a public sewer that is the water company’s responsibility (such as Thames Water), if the problem has cleared before we arrive, or if we cannot get access.
  • After the first hour: time is charged in 30-minute blocks. Any part of a block is charged as a full block.
  • Rate changes during a job: work is charged at the rate for the time band in which it is carried out. If a job continues past the end of a time band (for example past 6pm on a weekday, or past 10pm), all time after that point is charged at the higher rate. Where we can, we will tell you before this happens so you can choose to stop and book the rest of the work for a cheaper time.
  • No call-out fee: we do not charge for travelling to you.
  • Parking, congestion charge and ULEZ: we do not add these to your bill.

5. Extra work and changes

6. Equipment that gets stuck

7. Risks of jetting and rodding

High-pressure jetting and rodding are the standard ways to clear drains, but they carry risks that cannot be fully removed, especially where pipes are already blocked, damaged, worn or badly installed. By booking, you accept these risks. They include:

  • water or waste backing up, overflowing or flooding from sinks, toilets, gullies, manholes or pipe joints while the drain is being cleared
  • water escaping through cracked, broken, displaced or poorly connected pipes, including inside walls, under floors or below ground
  • further damage to pipes that were already cracked, collapsed, badly worn or made of fragile materials such as pitch fibre
  • a blockage moving further along the drain, or a hidden defect being exposed

We will take reasonable steps to reduce these risks, such as checking the drain first where practical and telling you if we think the pipes are fragile. We are not responsible for flooding, water damage or pipe damage that results from these risks, as long as we have carried out the work with reasonable care and skill.

8. Access and missed appointments

9. Your responsibilities

You agree to:

10. The condition of your drains

11. Payment

12. Cancelling

Homeowners and tenants. The law gives you 14 days to cancel a booking made online, by WhatsApp or by phone. When you book, you ask us to carry out the work at your booked time, which is usually within those 14 days. This means:

  • if you cancel before our engineer sets off, you pay nothing
  • if you cancel after our engineer has set off or arrived, you pay for the time and work up to that point, including the first-hour charge once we have arrived
  • once the work is finished, you can no longer cancel
  • for urgent repairs you have asked us to attend, the right to cancel does not apply to that urgent work

To cancel, tell us by WhatsApp or phone on 07398 481416, or by email to info@veloxmaintenance.com, with your booking reference. If you have paid anything we don’t owe, we will refund it within 14 days.

Landlords, agents and businesses can cancel free of charge before our engineer sets off. After that, the full first hour for the booked time band is payable.

We may cancel a booking if we cannot attend because of events outside our control, or if we reasonably believe the work is unsafe. If we cancel, you pay nothing for that booking.

13. Our responsibility for loss or damage

What we cannot exclude. Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, for breaching your legal rights as a consumer, or for anything else that cannot be limited or excluded by law.

If you are a consumer:

If you are a business customer:

If you believe we have caused damage, please tell us in writing as soon as possible, and within 7 days of noticing it where you can, with photos, so we can inspect it. This does not affect your legal rights.

14. Photos, videos and CCTV footage

We may take photos, videos and CCTV footage of the drains and work area to record the job, diagnose problems and deal with any questions later. We will not publish anything that identifies you or your property without your permission.

15. Events outside our control

We are not responsible for delays or failure to perform caused by events outside our reasonable control, such as severe weather, flooding, road closures, vehicle breakdown or illness. If this happens, we will tell you as soon as possible and rearrange or cancel without charge.

16. Complaints

If you are unhappy, please contact us by WhatsApp, phone or email with your booking reference. We aim to reply within 2 working days and to resolve complaints within 14 days. If we cannot resolve your complaint, you can contact Citizens Advice for guidance, or take your claim to the courts.
